Kingfield Heath is a large, urban residential redevelopment project located in Digbeth East of Birmingham City, less than 1 mile from the Bullring. It supports the wider City’s ongoing regeneration plan. Keady Construction (part of the OHOB Group) appointed Link365 (working in partnership with AIS) as the main mechanical and electrical contractor.
Link365’s Birmingham team were responsible for the design and build. The project comprises of 237 apartments over 8 floors, plus a residential amenity space.
With a vast project such as this, our build approach saw the team pre-preparing as many of the elements in advance as was possible. The team install a single benchmark of every element, which is quality checked and signed off by the client. This blueprint is then replicated and rolled out across the build meaning that the quality and installation is perfect every time.
The public health services, apartment cylinder cupboards, building tank room, ventilation and rainwater solutions have been managed and carried out by Link365.
The development, which is close to city centre amenities and numerous railway stations, will benefit from an extension of the Midland Metro Tram and HS2, features:
For this design-build project, Link365 was responsible for managing and integrating the mechanical requirements, as well as delivering, installing, testing and commissioning the mechanical and public health services.

Our Kingfield Heath project in Birmingham required the coordination and installation of mechanical services for its 237 residential units and amenity spaces. Storage of materials and products was to be a challenge throughout the duration of the project. As a result of good planning and coordination, Link365’s project team were able to minimise any impact of this challenge by limiting suppliers and splitting deliveries. The building was also located within a clean air zone. By managing deliveries, we were able to overcome the obstacle that this zoning would have ordinarily created for a project of this size.
This project began in the midst of the global pandemic, impacting the supply chain, budgets and resource on-site. The design programme remained on track through remote working and excellent internal communications. Regardless of the monumental challenges at the time as a result, Link365 leant on relationships with its specialist suppliers to minimise impact and secure costs that worked within our client’s budgets. Through prior planning and being aware of extended lead times, the team were able to keep to the programme, prefabbing as much of the build as possible on-site ahead of areas being opened up to them.
Link365 were responsible for the design and build on this project. Our team were involved in a 14-week design programme before arriving onsite to get underway with the mechanical and public health services installation. This project was led by an exceptional engineering team, followed by our management team, who operated with the highest attention to detail and planning. As a result, the team were able to keep to the programme, delivering a high-quality result, often going above and beyond to ensure a done right, first time installation.
Link365’s team worked seamlessly alongside the Keady Construction client project team and other onsite contractors. We are proud to have delivered the mechanical services of this project in Birmingham for Keady Construction.
