Link365 is proud to be working alongside Galliard Homes on their latest development project, Grafton Way, Ipswich.
On a plot that covers 7.66 acres, set on the north of the River Orwell, the Grafton Way project is set to provide over 160,000 sq ft of housing, consisting of 173 residential houses. Upon completion, the residences, consisting of 1, 2 and 3-bed units, will benefit from close proximity to Ipswich Rail station and revitalised local green spaces.
The development prioritises affordable, sustainable living with consideration for the environment at it’s very heart. Rather than gas and electric boilers, homes will produce heat and hot water through air-source heat pumps, and Electric Vehicle charging infrastructure will be a feature of every home.
This eco-friendly community will establish a new neighbourhood in Ipswich, offering inhabitants access to cost-effective, thoughtfully designed residences.


The Grafton Way project presented several technical and logistical challenges. Precise coordination was required to align services with the building structure and maintain fire-safety standards.
The scale of the site created material-movement constraints, prompting us to introduce more efficient handling methods. Areas with restricted access made parts of the installation more complex, and close collaboration with other trades was essential to maintain progress.
Enhanced quality-assurance checks were implemented to support the successful commissioning of ventilation and water systems, ensuring all services met the required performance standards.
Link365 successfully delivered the project by applying structured planning, proactive problem-solving, and effective coordination with other trades. Despite the challenges, the client’s expectations were met.
As the company’s first large-scale housing development, the project offered valuable lessons in logistics, multi-plot sequencing, commissioning, and quality assurance, strengthening Link365’s capability for similar projects. Constructive collaboration with the client ensured issues were resolved efficiently, and Link365 remains open to working with them on future developments.
