Link365 is delighted to be working alongside Galliard Homes on the first phase of the New Covent Garden Market redevelopment. Apex 1 will set the benchmark for design, quality, and character within this new residential neighborhood.
The Apex, Nine Elms is a 26-storey residential tower located at the northernmost plot of the development, offering 201 homes with a range of studio, one-, two-, and three-bedroom apartments. An adjacent two-storey steel Pavilion provides both residential amenities and retail space. This project marks the first building to be constructed within New Covent Garden Market, contributing to its transformation over the next decade.
Each apartment is equipped with a Nilan exhaust air heat pump, integrating ventilation with both active and passive heat recovery, as well as well as heating and comfort cooling. The design aims to achieve a highly sustainable, net-zero emission scheme, prioritising both efficiency and environmental impact.
Architecturally, the development features a distinctive landmark triangular red brick tower, drawing inspiration from the surrounding industrial and railway heritage. The form and materiality reflect the Victorian railway era and the tradition of engineered brickwork and load-bearing masonry structures.
The Pavilion is strategically positioned at the crossroads of Merchants Way, connecting the east-west pedestrian route from Embassy Gardens to Nine Elms Underground, and the north-south route leading to the new Food Exchange and Market. Reimagining the locomotive sheds that once occupied the site, the ‘Engine Shed’ features a landscaped residents’ roof terrace with stunning views over Merchants Way, with the south-eastern and south-western façades fully opening onto the public realm.
For fire safety, our scope includes Residential & Commercial Sprinklers and a Wet Riser system. The communal areas benefit from natural ventilation through a louvre, ensuring safety and comfort throughout the building.
